The Phangan Edit 12 ranks private villas by points under our published methodology, for families and groups who rent a whole villa. The order follows the points shown next to each entry, and a villa that publishes less data scores lower until the gaps are filled.
Who this list is for
The list suits families and groups who want a private pool and sole use of the property. To enter it, a villa needs a private pool, at least 3 bedrooms, at least 10 counted guest reviews read within the last 6 months, and no more than 2 criteria without any data. Each entry gives its capacity, so check the figure against your group before you compare anything else.

How to read points and the range
Each villa is scored with the same published criteria. A criterion with no published value scores 0. That is a statement about the data, not a verdict on the villa.
For that reason each entry shows a range. The lower figure counts only what is published. The upper figure is what the villa would reach if each missing item earned full points. A narrow range means the data is nearly complete. A wide range means the lower figure may understate the villa, so open its profile in the catalogue and see which fields are empty.
Two villas in detail
Palm Stone has 4 bedrooms and 5 bathrooms, 4 of them en suite, and sleeps up to 8. Its primary suite is in its own private building, according to the villa’s own site. The data gives a 3-minute walk to the beach, a 5-minute drive to Thong Sala and a paved road to the gate.
Beachfront Villa Hin Kong sleeps 10 in 5 bedrooms, with 4 bathrooms, 3 of them en suite. The beach walk is 1 minute. Whether the pool is an infinity pool, and whether the view takes in the sunset, is not yet in our data.
Where the data shows trade-offs
Beach walk and access
Points add up across several criteria, so more points do not guarantee a short walk. Shades of Blue has a 22-minute walk and a track to the gate that is not paved, with a 15-minute drive to Thong Sala. The Villanovo listing puts the sea 1 km away, as listed on 4 October 2026. Secret Beach Villa is 1 minute from the sand but 17 minutes from Thong Sala, again on an unpaved track. Inn Harmony and InnSpire each have a 31-minute walk to the beach and a track to the gate that is not paved, with a 15-minute drive to Thong Sala.
Bathrooms per bedroom
Secret Beach Villa has 6 bedrooms and 5 bathrooms, 3 of them en suite. The Villagetaways listing describes a family suite with connecting bedrooms sharing one en-suite bathroom, plus a Honeymoon Villa and a one-bed Beach Villa. That layout works for families, but a group of couples should confirm who sleeps where. Inn Harmony has 4 bedrooms and 3 bathrooms, and its en-suite count is not yet in our data, so the same question applies there. Shades of Blue is the reverse: 4 bedrooms, 4 en-suite bathrooms.
Sources that disagree
For the Hin Kong beachfront villa, the agency listing (Island Keys KP) says it is 4 minutes by car from Thong Sala. Our routing figure is 9 minutes. Ask the owner which one reflects a normal day with luggage.
What to check with the owner before booking
- Bed and bathroom split. Ask for a floor plan or a list of who sleeps where, especially where the en-suite count is lower than the bedroom count or not published.
- Pool safety. If you travel with small children, ask each owner whether the pool is fenced and whether anyone supervises it.
- Events and extra guests. Ask whether events need the owner’s prior approval and whether day visitors are allowed.
- Money terms. Ask how large the security deposit is and whether the initial deposit is refundable, then read the cancellation terms for your chosen villa.

Some figures, such as pool length, villa area, bathroom counts and sunset view, are not published for several villas; confirm them on the villa’s own site or with the owner.
